Our relationship to Pearl Lemon Properties
Pearl Lemon Properties provides property investment and sourcing services. HMO Intelligence is its separate educational research and online-tools project. Research tools do not constitute a paid management contract, a council application, a planning decision or an offer of regulated legal services. Potential HMO management enquiries are handled separately through the related HMO Management Company website.
Our public business contact
Shared London parent-company office:
Pearl Lemon Properties
Villiers House, 34–35 Strand
Charing Cross, London WC2N 5HY
United Kingdom.
Business phone: +44 20 7183 3436 (Pearl Lemon Properties group line).
Business email: info@pearllemongroup.com.
Important location distinction: This is the parent company's publicly listed shared office and contact address. HMO Intelligence is an England-wide online research resource, not an independently staffed walk-in premises at this address; an address on a directory profile should not imply in-person visiting hours or an independent HMO Intelligence branch.
Legal registered office: Companies House currently records PEARL LEMON PROPERTIES LIMITED at 86 Falling Lane, Yiewsley, West Drayton, England UB7 8AE. That statutory registered office is distinct from the parent company's London public contact office. In any discrepancy between website copy and the official register, the current Companies House entry takes priority.
What the free tools actually provide
We publish a preliminary HMO property checker, a bedroom-size calculator, a compliance preparation checklist and a source-linked Article 4 evidence archive. Council dossiers explain official material, fees and due-diligence questions through the source links available to us.
We explicitly separate source-linked research from independently reviewed regulatory determinations. Official planning datasets may omit dates or boundaries; a postcode centre is not an exact planning site. An HMO licence also cannot establish that a conversion is lawful under planning rules.
Source policy, corrections and licensing questions
We use official council and government material wherever practical, link the original evidence, state research dates and document what remains unknown. Our publication safeguards preserve noindex for thin or overlapping source records. No endorsement by a council, professional accreditation or verification of a specific property's lawful use is implied by inclusion in our research.
If you notice incorrect dates, changed council licensing schemes or a broken official document, email the group at info@pearllemongroup.com with the original authority URL and the page to update. See methodology, coverage limits and privacy for details.
Publisher identity for directories and researchers
Our free research project's name, company operator, founder and the shared-office designation are available in a structured publisher identity file ↗. It is provided so editors can attribute original work correctly, not to encourage duplicate listings or fabricated independent office locations. The original HMO Intelligence logo is available at the official square logo ↗.
