HMO Intelligence / Approved research
Independently reviewed regulation
Regulatory scheme evidence, linked to the source
These pages only appear when a named reviewer has verified the official evidence and the resulting record has enough individual detail to support a useful research page. Source discovery alone never becomes a scheme entry.
0 individually approved scheme research pages
No independently approved, sufficiently detailed scheme pages are currently published. This is a deliberately conservative publication gate, not proof that any council has no requirements. Our official-source directory and preliminary checker remain available.
Finding the right evidence
Licensing and planning are separate regimes. National mandatory HMO licensing can coexist with additional or selective licensing schemes; each council's actual designation identifies affected properties. An Article 4 direction alters permitted development rights but does not itself determine whether a licence is required.
Before acting, check actual property occupancy, households, exemptions, relevant statutory start and end dates, borough designation maps, application requirements and the currently published council fee schedule. An approximate postcode location cannot replace confirmation against a precise property address.
