Sources and review
We prioritise GOV.UK, primary legislation, official council licensing/designation pages, statutory notices and the national Planning Data dataset. Each published pilot council record links directly to its supporting evidence. Our initial research source checks were carried out on 2026-10-13; this is not a substitute for formal legal review.
What a checker can and cannot establish
Postcodes.io provides postcode coordinates and local authority names, not proof of a property's exact legal boundary or planning status. Planning Data returns contributed geographic records and may be incomplete. An intersecting Article 4 record may relate to something other than C3–C4 HMO use.
Human publication gate
New regulatory facts and detected changes should be staged until their official sources and effective dates have been checked by a named reviewer. Our proposed database schema enforces this publishing gate; it is not yet a statement that the live service operates a fully automated review workflow.
Data rights and personal information
Individual landlord contact data is not published. Licensing registers and third-party material require dataset-specific reuse assessment. Public availability does not itself grant marketing or republication rights.
How to report a correction
